Comprehensive management of temporary rental housing

Commercial management

At Opening Doors we take care of advertising and promoting rentals on different online platforms and in our own portfolio of clients. We attend the visits in order to finalise contracts with a minimum duration of one month and a maximum of 11 months. We select the profiles and validate the personal and economic documentation of the potential tenant.

Contract and Bond

We take care of drafting and signing the contract. We pay the deposit at the Institut Català del Sòl (INCASOL) and the ITP tax when applicable.

Flat cleaning and preparation service

At Opening Doors we carefully select and train our team of cleaners to maintain a high standard of quality. We organise the cleaning and preparation of the flat. When necessary we arrange specific cleaning of curtains, sofas and carpets.

Check-in

We hand over the keys to the tenant, take a guided tour of the flat and give him/her a

Assistance 365 days a year

We are available for the tenant and the community of owners. Telephone open 24 hours a day for urgent matters.

Collections

We manage the collection of rents and supplies where applicable.

Check-out

We inspect the flat at each departure. We return the deposit minus the amount of damages if any.

Purchasing management

We purchase amenities, sheets and towels, crockery, small electrical appliances, furniture, etc. to replace those that have been used up or damaged.

Comprehensive maintenance and repair management

We periodically inspect the flat to detect maintenance needs and we manage it with the owner's approval. We have a technician to solve small problems and a group of specific professionals (AACC, heating, electricians, plumbers, etc.) for more complex issues.

Accounting

We record income and expenses, keep and archive commercial, legal and tax documentation. We prepare the information for the manager to file taxes.

You control the availability of your home: they are fixed-term contracts and you are not obliged to renew them, so you can have your home back in a few months.
